Construction Mortgage Financing
From ground-up custom builds to large-scale renovation projects, we structure construction financing with draw schedules tailored to your build timeline — across Vancouver, Richmond, and all of BC.
What We Finance
Types of Construction Financing
Whether you're building a custom home, developing a multi-family project, or undertaking a major renovation, we connect you with the right construction lender for your project.
Ground-Up Residential
Custom homes, spec builds, single-family and townhome construction. We structure draw schedules aligned with your build phases and connect you with lenders experienced in residential construction.
Multi-Family Construction
Purpose-built rentals, condo development, and 5+ unit residential projects. Specialized financing for larger-scale builds with complex cost structures and longer timelines.
Renovation & Conversion
Major renovations, property conversions, and heritage building restorations. Access staged funding for projects that transform existing properties into higher-value assets.
Spec Home Building
Builder financing for pre-sale and speculative residential construction. We work with lenders who understand the spec build market and offer terms suited to builders and developers.
The Draw Process
How Construction Draws Work
Unlike a standard mortgage where you receive the full loan amount at closing, construction financing is funded in stages called “draws.” Each draw is released as your project reaches pre-defined construction milestones.
This protects both you and the lender. You only pay interest on funds that have been advanced, and the lender verifies that work is progressing on schedule before releasing the next draw.
A qualified inspector visits the site before each draw to confirm the completed work matches the approved construction budget. We coordinate this entire process for you, ensuring draws are released quickly so your project stays on track.
Typical Draw Schedule
Excavation, foundation pour, and site servicing
Structural framing, roof sheathing, and rough structure
Windows, doors, roofing, and exterior envelope
Mechanical, electrical, drywall, and interior finishes
Final finishes, landscaping, and occupancy permit
