What is the BC Property Transfer Tax rate?

The general PTT is: 1% on the first $200,000 of fair market value, 2% on the portion from $200,001 to $2,000,000, 3% on the portion from $2,000,001 to $3,000,000, and an additional 2% on the residential portion above $3,000,000 (for a total of 5% on that slice). These rates apply to registrations at the BC Land Title Office.

How does the BC first-time home buyer PTT exemption work in 2024?

Effective April 1, 2024, qualifying first-time buyers purchasing a home with a fair market value up to $835,000 pay no PTT on the first $500,000 of the price — a saving of up to $8,000. Homes at or under $500,000 are fully exempt. For homes priced $835,001 to $860,000 the exemption phases out linearly to zero. You must be a Canadian citizen or permanent resident, have lived in BC for 12 consecutive months, have never owned a principal residence anywhere in the world, and intend to move in within 92 days of registration.

What is the BC newly built home PTT exemption?

A full exemption applies to newly built homes (including newly subdivided strata units) with a fair market value up to $1,100,000. A partial exemption phases out linearly between $1,100,001 and $1,150,000. The property must be your principal residence and you must move in within 92 days of registration.

Can I claim both the first-time buyer exemption and the newly built home exemption?

Generally you claim whichever exemption gives you the greater savings — they are not typically stacked on the same property. For most first-time buyers purchasing a new build under $1,100,000, the newly built home exemption covers more of the purchase price.
